Can someone give me suggestions on how
to come up with a fairly accurate estimate?
Although I can't answer your question, I CAN stress the importance of wording the contract to reflect that additions/modifications must be re-negotiated. At my last job, a steady stream of contractors went nuts because the requirements changed at least once a day -- e.g., from one LANGUAGE to another, and equally major changes. Don't let yourself get caught in such a bind. Although you'll be glad to make necessary revisions, you will have to have sufficient time to incorporate them.
