question about concatenate function displaying quotation marks (Excel 2000)

Subject: question about concatenate function displaying quotation marks (Excel 2000)

I'm setting up an Excel 2000 spreadsheet to create text that I can put
into callouts for a master markup I'm creating. The text is to read:

Replace "xxx" with "yyy".

The sheet has three columns:
Column 1 contains the "xxx" text
Column 2 contains the "yyy" text.
Column 3 contains the formula =CONCATENATE("Replace ",C2," with ",D2,".")

I'm looking for a way to get the formula to put the quotation marks
around the xxx and yyy texts rather than having to put them in Columns
1 and 2

I've tried the advice at this page:

http://support.microsoft.com/kb/141578

But I can't make it work with cell addresses; e.g.

=CONCATENATE("Replace ",""",C2,",""", with ",""",D2,""",".")

doesn't work for me -- perhaps I incorrectly mistyped the formula.

Any ideas?

Thanks.
