You might want to take a close look at the Apple TOS for iBooks. When you use their app to author, you are agreeing to publish the formatted work exclusively through Apple's iBooks. If you want to use the content elsewhere, you can only extract it as plain text for reformatting in another tool.

Apple has just released a free e-book publishing app for authors called iBooks Author. It's in the OS X app store (not the iOS App store). To run it you need a Mac OS X machine, but its very simple (drag and drop layout) and powerful (can contain multimedia as well as text and graphics) and lets you develop your e-book product specifically for iPad and iBooks.
